General Management
This includes taking phone calls, collecting rent, initial chasing of late payments, organisation of basic maintenance and 6 monthly inspections of the property. We can help you obtain the various certificates and risk assessments you require, but there may be additional fees from other professionals.
Tenant Vetting
Credit Check
Includes checks for: County Court Judgements, previous address history, credit history such as IVA’s (individual voluntary agreement) which are often used to write off up to 84% of debts, Electoral role registration, aliases, and credit scores.
Referencing
Includes everything in credit check (as above) but also investigates: previous rent arrears, instances of property damage, bankruptcy/insolvency, confirmation of address and linked addresses, verification of income, reference from current landlord or agent and affordability calculation.
